What is home staging? How is it different from Interior Decorating?
Home staging is a means of changing the look of your home, both inside and out, to make it more visually attractive to a broad spectrum of Potential Buyers, in order to sell it faster and for more money. Interior Decorating is usually more detailed, and more expensive. Home staging uses light decorating, but enough to help the Potential Buyers visualize a home's potential.
Can I stage my own home?
Yes, you can. However, not all homeowners have the talent or the visual "eye" to see what their home needs in order to stage it properly. Homeowners tend to be attached to their style of decorating and furniture and sometimes this does not translate into providing the Potential Buyers with an unbiased look at the home's potential.
Can you teach me how to stage my home?
We will consult with you and give you ideas on what you can do to make your home more visually acceptable to Potential Buyers. If you choose to stage your own home, we usually spend a minimum of two hours with you, giving you the information on what needs to be changed, de-cluttered, re-arranged, re-designed, etc.
What does the average home staging cost?
It really depends on the home, it's condition, how much clutter there might be, etc. If we were to stage a home that has already been de-cluttered, freshly painted neutral colors, already has curb appeal, and minor repairs have been completed, the actual staging could cost anywhere from $400.00 to $2,000.00
I have sold many houses in the past without home staging, why should I do it now?
If you are a realtor, you know that the real estate market is at an all time low for selling homes quickly and for the asking price, due to many factors. Because of this, it is important to have an "edge" over other realtors and homes that are not well staged. Well-staged homes are typically not on the market long at all and they sell for more money than those that are not well-staged.
I can't afford home staging right now. What can I do?
For starters, you can go to our "Staging Tips" and get basic ideas of what you can do on your own. Ideally, you should at least consult with a professional home stager to guide you on what you can do on your own to make your home more visually presentable/appealing to a variety of Potential Buyers.
Also, when you talk about what you can and cannot afford, if you were to calculate the cost of additional months of mortgage payments you would make due to your home not selling quickly and compare that amount to the the money spent on professional staging, you would save so much more money by having your home professionally staged.
I live outside of Colorado Springs, CO. How far do you travel?
We will travel as far north as Denver, as far south as Pueblo and approximately 1 hour east or west of Colorado Springs.
When should I have my home staged?
You should stage your home BEFORE you place it on the market. The First impression is Very Important. Chances are, your Potential Buyers will not take a second look. If they are not impressed within the first 20 seconds of seeing a home, you have most likely lost the opportunity to sell to that particular buyer.
I don't think my house is worth being "Professionally Staged".
Every home that is competing with other homes on the market to sell it quickly and for close to your asking price, is worth being "Professionally Staged".
I'm afraid you will find too many things wrong and I'll lose money!
Potential Buyers are spoiled. They do not want to purchase homes that require a lot of work unless they are looking for a Fixer-Upper and the price is greatly reduced. If you want to sell your home for your asking price and sell it quickly, you will have to take care of some of the major problems with the home. Home Staging then enhances the home even more, once the problems have been addressed. You will make more money this way than leaving your home needing lots of work.
